Graham was the design-builder for this new 11,580 square metre (124,646 square foot) distribution facility, which was built to replace Acklands Grainger’s existing facility in Saskatoon. The building is a single storey, pre-engineered steel structure on a 12-acre site. Site work included site preparation, relocation of electrical lines, drainage, exterior paving and concrete, and landscaping. The exterior walls of the warehouse are comprised of prefinished metal cladding with exposed vinyl faced R-20 insulation. The remaining sections of the building include a combination of split faced masonry units, curtain wall, and acrylic stucco. The warehouse has a caged aerosol storage area, flammable liquids storage room, paint mix room, welding shop, 2 drive-in doors, 12 loading docks, and shipping/receiving/picking/packing operations with automated processes. The remainder of the ground floor includes the main office area, employee service areas, shipping/receiving office, and showroom. Above the main office area and showroom is a 1,152 square metre (12,400 square foot) mezzanine with additional office space. The building and site were designed to accommodate a future warehouse expansion of up to 10,033 square metres (108,000 square feet).
The building and site was designed to accommodate a future warehouse expansion of at least 100,000 square feet, or the maximum area that can be accommodated on the site while allowing for sufficient car parking, trailer parking, truck loading and driveway areas. Considerations for future expansion of the building include the ability for the Owner to install a mezzanine level to the Bin Module.
