Project Overview
The Three Oaks Business Centre is a light industrial development delivered for Beedie, one of Canada’s largest private industrial developers and property managers. The completed project consists of three industrial buildings with a combined floor area of approximately 226,696 sq. ft. situated on a 4.05-hectare site in Oakville, Ontario.
The development provides modern industrial space designed to accommodate a range of commercial and light industrial users. Located within close proximity to central Oakville and regional transportation corridors, the business centre offers flexible ownership and occupancy opportunities within a high-quality light industrial environment.
Building Design and Configuration
The development includes three buildings designed with efficiency and operational flexibility in mind. Each structure features 28-foot clear ceiling heights to support modern warehousing and light industrial operations.
The units incorporate a variety of dock and grade loading configurations to accommodate different tenant requirements. Pre-built mezzanine areas provide additional usable space for office or storage functions. The buildings were designed to support flexible unit sizes ranging from approximately 4,364 to 10,656 sq. ft., allowing the spaces to serve both small and mid-sized industrial tenants. Across the three buildings, the development provides up to 78,513 sq. ft. of contiguous industrial space.
Site Development and Access
The project included comprehensive site servicing and development across the 4.05-hectare property. Site works included the construction of new drive aisles, loading bays, and associated servicing infrastructure to support the industrial buildings.
Approximately 271 surface parking spaces were constructed to serve building occupants and visitors. The site layout was designed to facilitate efficient truck circulation and loading operations while maintaining clear access routes throughout the complex site.
Through the delivery of flexible industrial buildings and fully serviced site infrastructure, the project provides functional and adaptable space suited to contemporary industrial and commercial operations.
