Project Overview

Eurofins Alphora is a full-service contract research, development and manufacturing organization specializing in complex and niche small-molecule active pharmaceutical ingredients. To support expanded research and laboratory capabilities, the project involved the internal demolition and renovation of an existing 2,589 m² two-storey office building to create new laboratory and supporting workspaces.

The existing building is organized into three sections—Block A, Block B and Block C. Construction activities were carefully planned to allow Blocks B and C to remain fully operational throughout the project, requiring controlled sequencing of work and coordination to avoid disruptions to ongoing operations.

Laboratory and Workspace Fit-Out

Previously configured primarily for office and business service occupancy, the building was redeveloped to accommodate a combination of laboratory and administrative functions. The completed facility includes 15 laboratories, comprising both dry and wet labs as well as dedicated research and development spaces designed to support specialized pharmaceutical work.

In addition to laboratory areas, the project introduced a range of supporting office environments. These include individual and shared offices, technician write-up stations, meeting rooms and two boardrooms. Existing building elements such as stairwells and washrooms were also renovated as part of the interior redevelopment.

Mechanical Systems and Energy Performance

Mechanical systems were upgraded to support the specialized ventilation and environmental requirements associated with laboratory operations. The building is served by three air-handling units supplying approximately 60,000 CFM of conditioned air, supplemented by two existing rooftop units.

To improve operational efficiency, the facility incorporates a glycol heat recovery loop that captures and reuses energy from the ventilation system, reducing the energy required to condition incoming air while supporting the building’s laboratory ventilation demands.
