Gracorp, the real estate development arm of Graham Group Ltd., is proud to announce that Adrien Rahbar, Vice President, Real Estate, has been named to On-Site Magazine’s 2025 list of Top 40 Under 40 in Canadian Construction. Based in Vancouver, Adrien leads Gracorp’s real estate development activities across British Columbia, where he brings over 15 years of experience in the development and construction industry.
Since joining Gracorp, Adrien has played a critical role in building the BC development team from the ground up. Over the past three years, he has overseen the growth of a portfolio that now includes six high-rise projects totaling over one million square feet—delivering more than 1,500 residential units and 2,500 beds. These developments come at a crucial time, as British Columbia continues to face significant housing challenges. Adrien’s leadership spans the entire lifecycle of these projects, managing design, entitlements, and construction for a diverse client base that ranges from family offices to major institutional investors.
Adrien holds a bachelor’s degree in urban studies and a Diploma in Urban Land Economics (Real Estate Development) from the University of British Columbia. He also holds both LEED AP and PMP designations, underscoring his commitment to sustainable and efficient development practices.
A visionary leader, Adrien initiated and leads the Edmonds Project—one of the most ambitious developments in Gracorp’s history. This $330M, 50-storey residential and mixed-use tower will deliver 55,000 sq. ft. of non-profit office space, a community auditorium, and a food bank. The project was made possible by Adrien’s tenacity and creativity, having built a direct relationship with a church landowner which has culminated into the largest BC Builds-funded project ever and the largest multifamily residential building in Graham Group history.
Adrien also spearheaded the Caliente subdivision project, a complex 39-lot greenfield land development project in an established neighbourhood, aligning real estate and infrastructure teams to deliver a fully serviced site. His work led to the landowner becoming a repeat partner on other projects such as the South Granville Station development—a marquee 39-storey tower integrated with TransLink’s Broadway Subway. This combination of infrastructure planning, stakeholder engagement, and commercial insight reflects Adrien’s deep impact on shaping urban development.
A proven innovator, Adrien has implemented processes that have tripled the size of Gracorp’s BC portfolio. These include standardizing building prototypes and design principles to drive cost predictability and accelerating timelines. He also launched an internal cross-education program to align construction and development teams, introduced new mechanical systems to increase efficiency, and developed logistics solutions to reduce costs and disruptions on constrained urban sites. His early leadership on near-net-zero high-rise design places Gracorp at the forefront of sustainable urban development.
Beyond his project work, Adrien is actively involved as a member of the Urban Development Institute’s U40 Leadership Committee, and through prior appointments as Vice Chair of Vancouver’s Urban Design Panel and Chair of the City of North Vancouver’s Advisory Planning Commission.
