Project Overview
The Sanofi FFIP project involved the renovation and modernization of Buildings 53 and 83 as part of Sanofi’s Toronto Formulation, Filling, Inspection, and Packaging Pandemic Readiness initiative. Delivered within an active pharmaceutical manufacturing campus, the project required complex sequencing, specialized construction methods, and precise coordination to support critical production upgrades while maintaining operational continuity.
Building 83 was retrofitted within a fully operational facility to accommodate new filling and packaging lines. The scope included selective demolition, structural reinforcement, installation of new building components, and integration of sensitive process equipment, all completed without disrupting ongoing operations.
Building 53 involved the partial demolition and abatement of a 1930s-era structure directly connected to an active seed bank facility. Work included staged footing reinforcement, underpinning in confined spaces, major structural steel upgrades, and phased roof removal and replacement, all while maintaining continuous weather protection and protecting adjacent operations.
Both facilities required the installation of large, highly sensitive process equipment shipped from Europe. To accommodate delivery, engineered roof and wall openings were created, supported by temporary structural modifications and carefully sequenced installation planning. The project also included comprehensive HVAC, mechanical, and electrical upgrades to support the new production environments.
Delivery and Innovation
The project team developed an innovative equipment-delivery strategy that eliminated the need for major design revisions, reducing schedule and cost impacts. Construction activities were carefully resequenced to protect installed equipment during structural work and minimize overhead welding near sensitive systems.
Sustainability
Due to limited site space, all project waste was transported to an off-site sorting facility, where recyclable materials were separated, tracked, and diverted from landfill in support of responsible waste management objectives.
